Architects <br />Gary J. Vogel <br />BUILDING ADDITION <br />Har-Mar Incorporated is proposing a 103,000 gross square foot <br />expansion on the east side at the south end of the existing <br />Center. <br />The expansion will provide space to two new 25,000 square foot <br />anchors plus an additional 53,000 square feet of public mall <br />and up to twenty three new specialty shops. The public mall <br />would be a continuation of the existing southeast entrance and <br />will terminate with the entrances on the north and west sides <br />of the addition. (See Plan) <br />BUILDING EXTERIOR <br />The exterior of the addition will be one story high, matching <br />the height of the existing building, with the exception of <br />raised parapets at the new building entrances and at the major <br />anchor sign locations. (See Elevations). <br />The materials proposed would be a medium brown brick to match <br />the brick on the building's west side, with a light beige <br />metal fascia to match the color of the exterior of the <br />theaters. The signage on the exterior would be individually <br />lighted channel letters. It is anticipated that only the <br />building entrances and signage for major tenants would be <br />installed on the exterior. We do not anticipate any signage <br />on the new east face of the building. <br />SITE REMODELING <br />Major site remodeling is also proposed as the second phase of <br />this project. Due to the reconstruction of Snelling Avenue <br />and County Road B, changes to the site entrance on the west, <br />along with other perimeter and interior road systems are <br />required. This also involves changes in grading, storm sewer <br />drainage and parking lot layouts on the west, south, east, and <br />partial north sides of the Center. <br />
