PARKING <br />The new total GLA (Gross Leasable Area) of the project is <br />444,102 square feet including the addition. Based on five (5) <br />cars per 1,000 square feet, this generates a need for 2221 on - <br />site parking spaces. The new site plan with full south lot <br />provides for 2386 on -site parking spaces. <br />SITE LIGHTING <br />We are currently studying the possibility of either installing <br />new high output, low light source light fixtures on the <br />existing poles. Another option would be to install a higher <br />concentration of 30' + site light fixtures throughout the <br />entire site. We are working with the Contractor for the <br />pricing of both schemes. In either case, light fixtures will <br />be of the design which will not cause the light source to be <br />visible to the surrounding residential neighborhoods. <br />LANDSCAPING <br />We are proposing new landscaping in the south parking lot <br />since this is a B1B zone requiring 3% minimum landscape areas <br />in the parking lot. We are also proposing landscaping around <br />the addition and along the new Snelling Avenue reconstruction <br />area. Actual landscaping plans with species and sizes will be <br />submitted later for staff approval. <br />VARIANCES <br />Three variances are requested: <br />1. The sign pylon on the west side would be relocated to a <br />new position at the new west entrance. Its proposed new <br />sign face (on one side) would be 375 square feet. The <br />other existing pylon at the northwest corner of iie site <br />would remain at 160 square feet. We propose to add <br />together the 200 square feet per sign face for each of <br />three pylons allowed for a total of 600 square feet per <br />sign face. We would divide the available 600 square feet <br />into the two sign pylons listed above (375 + 160 square <br />feet) for a total of 535 square feet per sign face. <br />2. There is a possibility that the new location of the South <br />County Road B right of way (at 49.5' south of centerline) <br />would place the existing north parking within the 15' <br />setback. Our variance would be to leave the parking as is <br />and decrease the setback as required. We do not know <br />exactly where the new right of way is in relation to the <br />parking. This is in the process of being surveyed at this <br />time. <br />
