The property in question was originally platted as Lot 1 Manson Hills <br />with a depth of 301.2 feet on Marion Road and a width of 104.35 feet <br />on the frontage road. Attached is a copy of a reduced drawing <br />indicating the proposed division of the land. <br />2. You will noCe that the existing house is located at approximately the <br />center of the southerly half of the lot. You will note from our <br />attached sketch that the remainder of the houses along this frontage <br />are located near the northerly portion of their lots. This creates a <br />condition whereby it, appears €easible to divide the lot and create -a new <br />building site where the houses would be basically in line with the <br />existing houses to the west on the north side of the property. <br />3. Thus, the proposed lot division establishes a new lot with 167 feet of <br />depth on Marion Road and a frontage of 104.35 feet on the Highway 36 <br />frontage road. The lot area will be 17,426.45 square feet. The City's <br />standard for a corner lot is, of course, 100 feet of width and 12,500 <br />square feet of area. Thus, it would appear that the proposed ' lot <br />division exceeds the City's standards and will fit into the neighboring <br />development in a reasonable way. <br />
