0 <br />REQUEST FOR COUNCIL ACTION <br />DATE: 4/13/87 <br />ITEM NO.: 1_0z <br />Department"Approval: Manager Reviewed: Agenda Section: <br />Hearings <br />Item Description: Shelard Group, Inc. request for Special Use Permits <br />at 2435 Rice Street. <br />The Roseville Planning Commission, at its April 1, 1987 meeting, <br />recommended approval of the Shelard Group, Inc. request for Special Use <br />Permits at 2435 Rice Street on a six to one vote with the following <br />conditions: <br />1. That the development, based on the P.U.D., be constructed as <br />indicated on the submitted -,lans labeled P-1, P-2, and P-3, dated <br />February 27, 1987. <br />2. That the sidewalk be constructed six feet wide, contiguous to <br />Transit Avenue and Rice Street. <br />3. That the service drive from Transit Avenue to County Road B-2 be <br />constructed and maintained by the owners of Lots 1 and 2, Block 1, <br />Transit Second Addition. <br />4. That the periphery of parking areas, drives, and islands be <br />constructed with poured in place concrete curb. <br />5. That final grading, drainage, utility, signage, engineering, and <br />landscape plans be subject to staff approval. <br />6. That a Special Use Permit for service station and convenience <br />store be subject to construction in accordance with drawings P-1, <br />P-2, and P-3 dated February 27, 1987. <br />7. That the signs be limited to one pylon, 150 square feet maximum, <br />plus the allowed store signs. <br />8. That the lighting on the west side of the building be limited and <br />subject to staff review. <br />9. That the access easements be granted on Frontage Road and Rice <br />Street on the southeast corner of the development. <br />10. That the screening of the trash dumpsters match the building <br />materials and be subject to staff approval. <br />11. That the parapet cover roof mechanical systems. <br />COUNCIL ACTION REQUESTED: <br />Motion approving/denying Shelard Group, Inc.'s request for Special Use <br />Permits at 2435 Rice Street with the aforementioned conditions, if so <br />desired. <br />
