The applicant, FOOD-N-FUEL, INC., proposes to develop a new service <br />station and convenience store on the site utilizing the entire parcel. <br />The parcel forms a trapezoid with 259.32 feet of frontage on County <br />Road C2 and 135.59 feet of frontage on Old Highway 8. The land area <br />is 29,331 square feet consisting of .673 acres in accordance with a <br />survey prepared by Sunde Land Surveying Inc. The Comprehensive Plan <br />shows this property, in its entirety, is proposed for business use plus the <br />property immediately to the north. These properties in relationship to <br />the contiguous land areas are shown on an attached copy of a portion <br />of a section map for this area of the City. <br />3. The applicant has submitted a statement dated January 12, 1987, <br />describing the proposal, to which is attached four reduced drawings <br />indicating the site plan, elevations of the structure, boundary and <br />topographical survey, drainage plan, .and a sheet describing the signage <br />proposal. <br />4. A motor fuel station is a Special Use in the B-3 District. Under the <br />provisions of this Special Use, a number of specific requirements are <br />included. Following is a copy of the text describing these Special Use <br />requirements for a motor fuel station under the B-3 District: <br />1) Surface Covering. The entire site, other than that taken up by <br />structure or planting, shall be surfaced with asphalt or concrete. <br />2) Drainage System.
