The proposal is for rezoning from R-1 to B-3 for that portion of the <br />site not already so zoned and approval of a Special Use Permit for a <br />service station. Conditions to be considered may include: <br />1. Preparation of required landscape and/or screening to the north <br />and east side of the property. <br />2. Staff review for total final landscape plans. <br />3. Staff review of engineering and drainage detail. <br />4. Staff review of final lighting plans. <br />S. Continuation of similar treatment on all ' four sides of the <br />structure. <br />6. Removal of heating and air conditioning equipment from the 10 <br />foot required landscape space. <br />7. There remains the question of the location of the canopy with <br />respect to the south property line. The canopy is a structure <br />and, therefore, is required to be 30 feet from the right-of-way <br />line of County Road C2. <br />The width of County Road C2, by the way, is adequate at 33 feet of <br />dedication from the center line since the roadway is not a county road, <br />but a city, street. The City's policy for this street is a total of 66 <br />feet. <br />
