Krause <br />North of County Road B-2, <br />Westerly of Rice Street (see <br />sketch) <br />Approval of Special Use <br />Permit for Daycare Center <br />PLANNING CONSIDERATIONS: <br />1. The property in question is zoned B-2 within which a daycare center is <br />a Special Use. Brent D. Krause is the project manager from <br />Construction 70who proposes to construct a daycare center fc lie <br />"Learning Tree" Daycare Organization. The Learning Tree pec 'e <br />nter east of Fairview Avenue, northerly of <br />operate an existing daycare ce <br />County Road B in Roseville in addition to twenty-six other locations in <br />the State of Minnesota. <br />2. The property is a platted lot and is con :iguous to a 40 foot wide strip <br />of land platted as an outlot which runs from County Road B-2 to <br />Transit Avenue on the north. This 40 foot strip is proposed to be a <br />private street which will serve as access to the east side of the lots <br />which front on Rice Street to the north and east of this property. <br />Reference is made to the attached relationshippy of a e portion lots the and the section <br />4Q <br />map which illustrates the P between these <br />foot outlot. <br />3. The proposal was to construct a one story building on the site with a <br />pitched hip roof, giving the structure considerable residential character. <br />The site plan appears well adapted to the site, with the exception of a <br />suggested relocation of the easterly most driveway so as to connect to <br />the proposed private street contiguous to the east. <br />This street will <br />likely be constructed in the near future in as much as the developer is <br />currently preparing preliminarypanda 2for the of Block construction <br />T��nsrzte nmall <br />Second <br />scale shopping center on Lots l <br />Addition. Lot 3, as you know, is currently occupied t;v Svr%ughn..s <br />Hardware Store. Connecting this driveway to the north/south stre':-t will eliminate two driveways side by side. This concept has been reviewed <br />with the applicant's architect and with Mr. Janisch, the Assistant City <br />Engineer. <br />
