You will also note that the site plan <br />indicates a regrading of the shoreline. <br />not exceed a maximum slope of 3:1. It is important that this grading <br />P A definitive drainage plan has not <br />peen prepared as yet, though this has been discussed with the <br />Engineering Staff. This property is within the Grass Lake Watershed <br />District and will be subject to that Board's approval. It is hoped that' <br />the concept for handling the drainage will have been prepared by the <br />time of the Planning Commission Hearin <br />g. how the water will be taken to the pondi g areatoBasically, <br />north uestion is <br />5. The drawing does not indicate a sidewalk along County Road B-2 but <br />this is required by ordinance so it should be attached as a condition. to <br />any approval. This sin <br />must be setback 30 feet and, therefore, some of the location . will be <br />appropriate. <br />6. In the overall, the development appears to be appropriately sited and <br />complimentary to the development in the immediate area. Any <br />recommendation for approval may include the following conditions: <br />1• The sandbox will be removed from the <br />area. City's drainage easement <br />2. The driveway will be relocated so as to extend easterly to the <br />projected private street. <br />3• The permit be subject to the final rQview of engineering details <br />and landscape plans by the Staff. <br />4• A sidewalk will be constructed as required on County Road B-2. <br />5• The sign will be located in accordance with ordinance <br />requirements. <br />6• Any exterior air handling system will be appro riatel <br />and detailed as a part of the landscape plan, p Y screened <br />7• Attached is copy of the reduced site plans, floor plans and elevations of <br />the structure.
