PLANNING REPORT <br />DATE: <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />ACTION REQUESTED: <br />PLANNING CON§IDERATIONS: <br />.7 <br />3 December 1986 <br />1716 <br />Con/Spec Corporation <br />Northeasterly of Shady Beach <br />Avenue and Center Street <br />(see sketch) <br />Approval of Special Use - <br />Permit for Planned Unit <br />Development and Variance to <br />Minimurn Floor Area <br />1. ThIs property has previously been platted and rezoned from R-1 <br />(Single-family) to R-2 (Duplex Zone). The City Council at its August <br />26, 1985 meeting also approved a Special Use Permit for a Planned <br />Unit Development and a Variance to the minimum floor area. The only <br />problem here Is that the Special Use Permit for a Planned Unit <br />Development has expired, since no building permit was issued or <br />construction started for the Planned Unit Development as approved. <br />Thus, the applicant is reapplying for the approval of the same design <br />proposal as previously submitted. Attached is a copy of a letter from <br />Craig Waldron datod August 27, 1985, which Informs the applicant of <br />the approval and the conditions attached thereto. The conditions <br />Included seven items: <br />1. Final plat to be submitted. <br />2. Amend driveway width. <br />3. Landscaping plans submitted (to be submitted for Staff approval). <br />4. Cross easements for maintenance are obtained. <br />5. Separate utilities for each unit are available. <br />6. Concrete curb and gutter are completed. <br />7. Final plane are submitted In accordance with the August 7th <br />plans. <br />2. The first two of the conditions havd been comr1a2ed. The land has <br />been platted as indicated In the attached section map. You will note <br />that the lots are platted Into "Con/Spec" toward Shady Beach, Late 1, <br />2, and 3 of Block 1. The current plans have also widened the driveway <br />as recommended in the previous approval. Thus, the remaining <br />conditions could include the latter five Items previously stipulated In the <br />August 1985 approval. <br />3. Also attached are reduced copies of the site plan, floor plv:is, elevations <br />and details of the development proposal. A copy of the promotional <br />brochure prepared by the applicant is also attached. <br />
