0 <br />1712 ROBERT MICHELS, 3 DECEMBER 1986 <br />• <br />PAGE 2 <br />minimum lot area for a corner lot is 12,500 square feet and the <br />interior lots are 11,000 square feet. Thus, the proposed lots exceed the <br />minimum, lot areas and street frontage requirements. An additional 10 <br />feet of dedication is also proposed contiguous to the present Dale Street <br />right-of-way. With Dale Street being a section line, the County Road <br />is currently 66 feet in width (4 rods) as proposed to be 86 feet in <br />width. <br />6. Thus, it would -appear that the proposed division is appropriate if the <br />the Sextant Avenue cul-de-sac is constructed by the City as proposed In <br />Mr. Michel's petition before the Council. It would appear that <br />consideration of approval of the Preliminary Plat would be appropriate <br />subject to the condition that the proposed public street to serve the <br />lots is approved. and constructed by the City of Roseville. <br />7. Attached is a copy of a petition dated October 16, 1986, submitted to <br />the Planning Commission indicating opposition on the part of twenty-four <br />persons who signed the petition.
