The all brick exterior of the Price Saver building
along with a well landscaped site plan will enhance the immediate
area. The limited blending of retail use as described in
Paragraph 8.380 of the zoning code should bring a limited but
desirable amount of consumer traffic to the area.
e) Impact on health, welfare, and safety, will be positive in
several ways. One improvement on safety will be removal of the
high count of slow turning truck traffic onto Long Lake Road just
below the hill to the south of Twin City Freight Trucking, one
other plus will be the removal of the underground fuel storage
tanks which serve Twin City Freight Trucking. These tanks are
getting aged and offer possible leaks and potential ground water
contamination. Another improvement will be removal of the
billboard at the service road as soon as an existing contract can
be terminated.
Mar -Len Development Corporation is also working hard to affect
lowering of the Standard Oil Pipeline along the south 75 foot
easement which will eliminate the 16 foot elevated earth barrier.
This would also facilitate removal of driveway conflicts onto
Long Lake Road.
The Roseville comprehensive plan as drawn to date shows 9-4 use
for the property.
';Leonard
ince ely,
W.
