d) Impact on market values of adjacent properties will be very <br />positive. The all brick exterior of the Price Saver building <br />along with a well landscaped site plan will enhance the immediate <br />area. The limited blending of retail use as described in <br />Paragraph 8.380 of the zoning code should bring a limited but <br />desirable amount of consumer traffic to the area. <br />e) Impact on health, welfare, and safety, will be positive in <br />several ways. One improvement on safety will be removal of the <br />high count of slow turning truck traffic onto Long Lake Road just <br />below the hill to the south of Twin City Freight Trucking, one <br />other plus will be the removal of the underground fuel storage <br />tanks which serve Twin City Freight Trucking. These tanks are <br />getting aged and offer possible leaks and potential ground water <br />contamination. Another improvement will be removal of the <br />billboard at the service road as soon as an existing contract can <br />be terminated. <br />Mar -Len Development Corporation is also working hard to affect <br />lowering of the Standard Oil Pipeline along the south 75 foot <br />easement which will eliminate the 16 foot elevated earth barrier. <br />This would also facilitate removal of driveway conflicts onto <br />Long Lake Road. <br />The Roseville comprehensive plan as drawn to date shows 9-4 use <br />for the property. <br />';Leonard <br />ince ely, <br />W.
