Their <br />committment is to sell only top quality, brand name products in <br />bulk quanities. Product selection includes; electronics, .food, <br />beverage, office equipment and supplies, sports and health <br />equipment, industrial tools, janitorial supplies and seasonal <br />items. The majority of Price Savers business is done with small <br />businesses. Store hours are Monday through Friday 10:00am <br />8:30pm, Saturday 9:30am - 6:00pm, and Sunday 12:00pm - 6:00pm. - <br />The building size is approximately 107,000 sq.ft. with open - <br />beamed ceilings, cement floors, palletized racking, <br />wall that screens all mechanical equipment. The special <br />requirements for B-4 District set forth in Section 8.420 of the <br />zoning code have been met. <br />The proposed site plan meets the criteria for issuance of a <br />Special Use Permit as set forth in Section 12.035 as follows: <br />a) Impact on traffic should be very favorable by eliminating <br />Twin City Freight Trucking, w�ich all flows through Long Lake <br />Road and County Road C interse'ction, our traffic is automobiles and pickup trucks which can flow in three directions,, <br />over the new B-2 bridge, east on the service road to Fairview, <br />and north to County Road C. <br />b) Impact on parks would be none, street traffic would be <br />increased but well distributed as noted above, and use of public <br />Utilities would be essentially unchanged from the present user. <br />c) Site plan compatibility with adjacent properties will be <br />excellent. We will add sidewalks on both Long Lake Road and the <br />service road to the east. Landscaping additions to the present <br />are very substantial and include underground sprinkler systems <br />for ease of maintenance. <br />
