PLANNING REPORT
DATE:
CASE NUMBER:
APPLICANT:
LOCATION:
ACTION REQUESTED:
PLANNING CONSIDERATIONS:
6 August 1986
1683
Robert James Lewis
Southerly of Acorn Road,
South of Highway 36 (see
sketch)
Division of Platted Lot
1. You will note from the attached sketch that this property consists of a
parcel of land 199 feet by 200 feet, which exists as a separate parcel.
The proposal is to extend a portion of this lot northerly to the service
road on the south side of Highway 36 through the contiguous parcel to
the north owned by the applicant.
2„ It would appear that the prospects for extending public streets to serve
the interior of this block are remote at this time. The development
consists of large houses on large estates.
3. The owners indicate no interest on the part of other property owners to
further subdivide their property. Should there be sentiment to do
otherwise, hopefully that information will be forthcoming at the public
hearing.
4. The applicant has attached a lot division drawing by surveyor. Donald
Schmidt. The lot extension to the north is proposed to consist of a 30
foot strip of land, leaving a distance of 100 feet to the house which is
located on this property to the east. Mr. Honchell, Director of Public
Works, suggests that this strip be 50 feet in width.
5. Water service is available on
somewhat westerly of the site
this service road. Though the
location of these utilities and
concept for providing such
Engineering Staff.
the frontage road south of Highway 36
A sanitary sewer is also available on
drawing attached does not indicate the
method of serving the proposed lot, a
services are being reviewed with the
6. We suggest
serious consideration of the 50
foot strip
of land so that,
if
in the future a public street is proposed, such
a width would
be
appropriate
as a minimum right-of-way.
Given
the length of
the
driveway, a
driveway width of perhaps 18
feet would
be appropriate
so
as to allow
two cars to pass, as well as
to provide
adequate space
for
snow removal and utilities.
