An additional 10 feet of dedication is <br />required on Hamline which is proposed in the application. The site was <br />formerly occupied by a Texaco Station for many years and was later <br />converted to a Precision Tune operation. The old service station will <br />be torn down and replaced with a new structure to more efficient! <br />utilize the property and provide space for a Tires Plus facility, as well <br />as Precision Tune. <br />2. The applicant is Don Poupard, an investor from Eden Prairie, who has <br />now sold the property to the Austin Franklin Financial Corporation, of <br />1115 Second Avenue South, Minneapolis, Minnesota. later to construct a 5,148 square foot building which will beh occupied p <br />by p the <br />Tires Plus facility and the Precision Tune shop. Each businesswill <br />OCCUPY approximately half of the structure which will be constructed of <br />architectural block (the same on four sides of the building) with a <br />mansard roof parapet extending about 5 feet above the flat roof so as <br />to screen the mechanical equipment. <br />3. The property is zoned 8-3 for which a special use permit is required <br />for automobile repair. The applicant has also applied for a variance to <br />parking requirements but that variance is not necessary. The ordinance <br />requires 4 parking spaces plus 3 spaces per repair bay. There being 8 <br />bays, the parking requirement is 28 spaces. The parking provided on <br />the site equals 29 spaces. <br />4.
