(Cont'd) The facility is proposed to provide a central/base <br />station for three other stations in this area; Roseville, <br />New Brighton arr! Shoreview. Four ambulances will be stored in the facility, to be <br />sent to the various other stations as needed; no outside parking of ambulances. <br />The station has six crew members, two members per shift. The building is proposed <br />to contain vehicle parking, small kitchen, restroom and shower facilities and a <br />changing area. The Building Inspector has reviewed the plans for the interior <br />remodeling and finds the plans to be in compliance; questioned the use in the B-4 <br />district. Number of calls per day in the Ramsey County Area is approximately 15, <br />however, the vehicles are dispatched from different bases. The 3iilding Inspector <br />questioned disposal of medical waste. Iago reported the waste is bagged <br />appropriately by ambulance personnel and picked up for disposal by United <br />Hospital. Iago reputed she contacted other cm mzities where Health One has <br />facilities and the service generally operates in the industrial and commercial <br />districts. <br />George Lang and John Kumula, representing St. Paul Companies, were present to <br />discs the use of the site. Lang advised the lease agreement has a provision for <br />relocation of terkants, in the event development of the B-4 district occurs prior <br />to the lease expiu:ation. Lang noted that several tenants in this area have <br />long-term leases; 10 years. He also noted there is no repair work on the vehicles <br />in the buildings. Lang indicated the use is similar to personal service and it <br />appears to be a higher use than an industrial use. <br />Planner Bergly commented that TIC" monies may be utilized to relocate tenants in <br />the Lexington/ Fox area. <br />In discussion, Ominission suggested the service appears to be similar to a public <br />use and/or warehousing of vehicles. Ommission concurred that the operation does <br />not spc�Afically fit into any of the existing definitions,. the proposed use would <br />be less intensive than the previous occupant, and the use could operate <br />e►t.ibly with other existixag uses in the District, but should be considered an <br />interim use. It was also determined that they use would be more appropriate in the <br />B-3 Service Business Districcrt and noted that a transition strategy in the <br />rezoning was provided to allow now uses to occupy existing buildings, if the use <br />would Lave been permitted in the I-2 District. <br />Commission co.-curred to rec wtvrnd Council determine the <br />proposed use of the facility as a permitted interim use, under the warehousing <br />definition. <br />DISC; PKPIKING Commission reviewed the information provided by the <br />LK. JOHANNA BLVD. Public SafewtvAlorks Camitt.ee, the Cammity Service <br />Officer and the Ramsey County 3herif f's Department, <br />relative to tie parking problem and request for parking variance on Lake Johanna <br />Boulevard . <br />Comnission concurred with the Public "�fety/t•brks Canittee and Rawsry► Count] <br />Sheriff's DQ t i-Ea❑ttanetx tiara that no variances or P r ni be granted to <br />park on Lake Joham- Joulevard and that tho omplainant seek other methods <br />offered to resolve the problem. <br />
