January 31, 1986 <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, Minnesota, S5113 <br />This letter accompanies the application for Division of a Platted Lot <br />submitted jointly by Norman E. and Jean V. Albrecht of 3069 W. Owasso Blvd. <br />and Hugo N. and Dorothy M. Thompson of 3085 W. Owasso Blvd., Roseville, 55113. <br />We seek permission to detach portions of former Lot 8 from properties <br />owned separately by Thompsons and Albrechts, and reassemble them into one <br />lot suitable for a single family dwelling, as shown on the attached series <br />of four maps. <br />Map #1 shows the initial platting of Lots 7, 8, and 9 prior to November <br />1965• Lot 7 was owned and occupied by Thompsons, Lot 9 by Albrechts, and <br />the vacant Lot 8 was owned by Lowell and Leah Haas of Maquoketa, Iowa. <br />Map #2. In November 1965, Albrechts and Thompsons purchased Lot 8 <br />from Haas', divided it down the middle, and attached the separate halves <br />to Lots 7 and 9 as shown in Map #2. <br />MaP #3. On October 15, 1979► the Roseville City Council approved <br />Albrechts' request to divide their property into two parcels by extending <br />the straight line which separates Lots 10 and 21 northward across Lot 9 <br />and the south half of Lot 8, as shown in Map #3. The parcel facing Mill- <br />wood Avenue was sold on January 10, 1985, to Roger and Carol Sorenson of <br />Roseville. <br />Ma 4. We now wish to reassemble Lot 8, excluding the portion sold <br />to Sorensons, and excluding a four -foot wide strip along the most southerly <br />boundary of Lot 8 which, for reasons stated below, would remain attached <br />to Lot 9. The resulting Lot 8 would have 71 feet of frontage on West <br />Owasso Blvd., and approximately 18,000 square feet in area including the <br />portion extending down to the edge of Valley Park. "Lot 9 would then be <br />79 feet in width. This proposal is shown in Map A. <br />The reasons for keeping an additional four -foot strip attached to <br />Lot 9 are as follows <br />1. Albrechts' house at 3069 W. Owasso Blvd. is only 6 feet from the <br />original property line, and has an overhanging eave nearly 3 feet wide. <br />A ladder leaning against the eave has its base in Lot 8, so that a fence, <br />hedge, wall, or garden in the neighbor's yard along the lot line would <br />make home maintenance difficult. <br />Page 1 of 2 pages <br />
