A problem of rain water and snow melt flowing downhill from Lot 8 <br />and entering the basement of the Albrecht home was cured by re -grading <br />the lawn to provide a shallow drainage trough with its low point about <br />8 to 10 feet away from the wall of the house. Any re -grading of this by <br />a neighbor could restore the basement flooding problem. This area should <br />be controlled by the owner of Lot 9. <br />3. The set -back currently required for new construction is 10 feet. <br />Retaining the additional four feet in Lot 9 will bring the north side of <br />the Albrecht home into compliance with current practice rather than the <br />5 foot minimum which was in effect at the time of construction. This <br />will still permit a house 51 feet wide to be constructed on reassembled <br />Lot 8. <br />There is a ten foot wide easement for a water main along the north <br />side of Lot 8, adjacent to Lot 7. This does not restrict construction <br />on Lot 8, because a house may be built up to the edge of the easement, <br />and a ten foot setback is required anyway. <br />The sale of reassembled Lot 8 would be of benefit not only to the <br />Albrechts and Thompsons, but to the City of Roseville as well, by making <br />vacant land available for a family dwelling. <br />orman E.
