Townhouse Development. <br />Enclosed are the following drawings: <br />Drawing No. Title <br />#1 Site plan <br />#2 Grading & utility plan <br />#3 Landscape plan <br />FNL Inc. is a highly experienced and successful townhouse development builder <br />in the metropolitan area. They have built similar developments in Cottage <br />Grove, Egan, Burnsville, Bloomington and other communities. This project will <br />be their first in Roseville. <br />M <br />The townhouse development site is composed of two land parcels totalling 4.91 <br />acres located at the southeast corner of the intersection of Victoria Street <br />and the eastbound lane of Highway 36. <br />Parcel B of the site consists of 1.06 acres (46,174 s.f.) of land currently <br />owned by the four adjoining landowners to the south of the parcel. This land <br />will be purchased by FM Inc. from the current owners in exchange for a <br />permanent use easement to the designated open area. No building construction <br />will occur on this parcel. <br />The site is relatively level in topography but a major portion of the site <br />consists of fill materials. For this reason the townhouse structures are <br />located in the eastern portion of the site, where suitable soil conditions <br />exist. <br />As much of the existing vegetation as possible will be retained. <br />
