According to the Land Use Plan <br />adopted by the City of Roseville in November, 1980, this land is designated <br />for Medium Density Residential development. <br />In accordance with the adopted Land Use Plan it is requested that the land be <br />re -zoned to R-6 zoning for Medium Density Residential Development at a density <br />of 10 units per acre. <br />It is proposed that twelve four-plex rental townhouse structures be built on <br />the 4.91 acres of total site area. This development would produce a density <br />of 9.98 units per acre, in accordance with the re -zoning requested. <br />All setback and other zoning ordinance requirements have been met in the <br />submitted design and no variances are requested. <br />PARKING <br />Each townhouse unit will have a two -car tandem garage for indoor parking. <br />Surface parking is being provided at the rate of 1.5 surface parking spaces <br />per townhouse unit and with garage parking provides 2.5 parking spaces per <br />unit. <br />In addition to the fully landscaped interior portion of the site, it is <br />planned that the perimeter areas along Highway 36 and the residential areas to <br />the east and south will be screened. These landscape screens will be <br />accomplished by creating densely planted berms as visual barriers, using <br />Austrian Pine, Russian Olive and maturing deciduous plant materials. <br />Each four-plex structure is designated to be two -stories high with a tuck - <br />under garage below. Two townhouse units will be located on each of the upper <br />floors with access from a central stairway. <br />Each unit will have three bedrooms with one full bath and one three-quarter <br />bath. All units will be 1140 square feet in area. <br />
