The site in question is a former gas station which has been <br />converted by the owner to a village transmission center. The <br />building has been substantially improved with a screen fence <br />added to the rear of the property. The problem with the site <br />is that the original driveways and parking area remain the <br />same as they were when the site functioned as a service <br />station. <br />Mr. Fearing, the owner and operator of the site, has been <br />conducting a very successful transmission repair service at <br />the site. He wishes to improve the site in its appearance <br />and function and add a small addition to the rear of the <br />building where he now has screened open storage so as to <br />provide for the storage of parts inside. Attached is a copy <br />of a drawing indicating the existing site conditions. You <br />will note that the site has three driveways, two on County <br />Road D and one on Fairview Avenue. The second drawing <br />illustrates a proposed addition to be put on the west side of <br />the property. This addition would conform to the 10 foot <br />setback requirements. The existing structure, however, is <br />approximately four feet from the property. Therefore, in <br />order to allow for the addition, a variance would have to be <br />issued for the existing structure to take it out of the <br />non -conforming class. You will note that from the second <br />drawing he proposes reduce the three driveways to two, <br />closing the driveway on County Road D nearest the <br />intersection. From a traffic movement standpoint, this will <br />be a substantial improvement. <br />He proposes therefore to reconstruct the parking area, adding <br />the required concrete curbing on the driveways and the <br />parking areas. Because the site is so small, he is <br />requesting that the parking area be allowed to be located <br />within five feet of the property line. A normal requirement <br />
