The remaining development is proposed to consist of a 10,000 square foot <br />building housing an MGM off -sale liquor store in 9,000 square feet with <br />a 1,000 square foot area proposed to be a separate retail outlet <br />(possibly a cheese store) or as indicated by recent conversation with the <br />applicants, it may be MGM's office space. The structure will be located <br />on Lot 3. <br />5. The second building proposed is a 59600 square foot Luther's Bar-B-Q <br />Restaurant to be located on Lot 4. Thus, the proposal on the part of Fine Associates, Lexington pSpirits, Inc. plication is (ownea coins <br />of MGM Liquor Stores), and Skoglund Corporation, franchisees of Luther's <br />Bar-B-Q. Each of these entities has submitted a letter, copies of which <br />are attached to this report. The letters explain generally to purpose <br />and scope of each development proposal. <br />4. Attached also are a series of eight reduced drawings, submitted by the <br />three applicants illustrating the proposal. Fine Associates' seconu drawing illustrating the overall development plan <br />best delineates the parking and circulation plan in relationship to the <br />existing and proposed buildings. The staff has conferred with <br />representatives of Fine Associates on four occasions to review and comment <br />on alternative solutions. The staff suggests that the solution arrived at <br />as proposed best accommodates efficient parking configuration and access <br />to and from the total site. <br />The driveways are confined to two, and the southerly -most driveway has <br />been moved a substantially distance north of the northwesterly -most access <br />to the Com-ten building and parking ramp. You will note that circulation <br />between the parking areas on the four lots is arranged so that vehicles <br />can move from one lot to the other both on the west side of the structures <br />and on the east site. Thus designed, the mutual parking easements between <br />all of the lots will function similar to the manner that they do in large <br />.kale shopping centers such as Rosedale where the property is divided into <br />five lots with mutual access and parking easements between all. <br />6. You will note from the Skoglund Corporation letter attached, dated <br />8 January 1985, notes that Luther's Bar-B-Q is a <br />Foods Corporation which includes Godfather's PizzapaBurger the Diversified <br />Cork land <br />
