I understand the property is proposed to be rezoned to R-2. As such,
that zoning does not require the construction of a sidewalk.
However, the townhouse district does r
Council and planning commission may wish toersidewalk construction.
constructed. equesta sidewalk
2. No large scale utility plan was submitted, and the small scale
drawing is too ru rky to read. Our major utility concerns involved
looping of the internal water system through a future watermain
extension in the park to the south, and providing more design
information on the private storm sewer that must be constructed from
the site to the intersection of County Road C and Dale Street.
3. Additional charges on this project total $1,643.40. This covers the
cost of the storm sewers assessment which was assessed at a single
family rate only.
4. `.tile north -south dimensionof 442.18 ft.-.409.1
to conflict with Ramsey County section map trecordstered ,l wh chrawistatestseems
hat
is the dimension of the property when measured to the center line of
County Road C. Subtracting 33 feetlof right-of-way arrives at an
apparent north -south dimension of 9A .18 feet. Mr. Kehr indicates he
has field varified the north -south dimension, and indicates that the
442 foot dimension is what exists in the field. We suggest that a
qualified surveyor be involved to determine the actual dimension in
the field and resolve the ambiguity.
If the 409.18 dimension is the correct dimension, the total site square
footage is 67,514 square feet, or slightly less than the 71,500 feet
square required to meet ordinance density requirement for 13 dwelling
units.
5. The street easement shown on the plan is a
mot.
