Identification and Ownership of Project Site <br />The subject development site is comprised of a three parcel <br />land assemblage. Below are the approximate legal descrip- <br />tions, ownership status, and intended use of each: <br />1. Marabella Parcel <br />Legal: The East two acres of the West 11 acres of <br />the SA of the SWk of Section 5, Township <br />29, Range 23 (tax parcel 79-00500-020-58). <br />Owners: Anthony and Evelyn Marabella at <br />2525 West County Road C. <br />Intended Use: The east 60 feet of the south 750 feet <br />of the parcel is to be used as right-of-way <br />for a new road to be extended north from <br />County Road C. The west 6± feet of this <br />southerly strip will be assembled with the <br />adjoining lands to the west for the Commers- <br />Klodt development. <br />The north 566.71 feet of the Marabella Pro- <br />perty will be retained by Commers-Klodt for <br />eventual resale to Vertimag Systems Corpor- <br />ation which owns the adjoining industrial <br />building to the west at 2545 W. County Road C. <br />Remarks: Commers-Klodt has entered into a purchase <br />agreement for the property with Mr. & Mrs. <br />Marabella. <br />2. Davison/First Trust Parcel <br />Legal: That part of the South 706.48 feet of the <br />West 9 acres of the Southwest quarter of <br />the Southwest quarter of Section 5, Town- <br />ship 29, Range 23, Ramsey County, Minnesota <br />lying West of the East 167.71 feet thereof. <br />Owner: Estate of Forest R. Davison <br />First Turst Company of St. Paul, Guardian <br />intended Use: Assemblage for proposed development. <br />Remarks: Commers-Klodt has entered into a purchase <br />agreement for the property with First Trust <br />Company of St. Pawl. <br />(Continued) <br />
