This 20 foot setback is likely from some distance less <br />than 49.5 feet, inasmuch as that portion of County Road C is located in <br />Hennepin County. It would appear perfectly appropriate to us that the <br />setback for the new building should line up with the setbacks that have <br />been established on the north side of County Road C in Saint Anthony. <br />Whatever that distance is, it would appear to be a fair solution and <br />aesthetically appropriate. <br />Being in a different county and a different city, we do not have a record <br />of those building locations. Prior to the Planning Commission hearing, <br />however, the City Staff will establish the precise location of these <br />buildings, an that the Planning Commission can use this information as a <br />guide in its decision. We have discussed this approach with the <br />applicants who agree that it represents a fair solution. <br />10. Attached to this report are comments from David Drown, Assistant City <br />Engineer. All of these points :re deemed solvable by the Engineering <br />Department, and could be consideLed for attachment as conditions to a <br />variance approval. It should be noted with respect to Item 3 that the <br />applicants propose to sell the remainder of the Harabella parcel (northerly <br />portion) to the Vertimag people. An agreement for that sale has been <br />approved by both parties. InHr. Drown's cements, the Vertimag building <br />is referred to as the R 2E building. <br />With respect to Item � f Mr. Drown's report, it would appear that naming <br />of the cul-de-sac as Co=ers Street would likely be an obvious, confusing <br />conflict with Commerce Street, located sauth of Highway 36 in Roseville. <br />11. In view of circumstances surrounding the development of this site and the <br />improvement needs, it would appear the City could act in the public <br />interest considering approval of the lax division, an approval of the <br />parking setback on the Mast side of the site at 15 feat, and approval of <br />the building and parking setback in alignment with the existing structured <br />an contiguous propartiev to the west. <br />
