Solid core, fire rated doors with <br />appropriate locks will be installed in order to separate each level of the property <br />from the common stairway. The owner of the property will also comply with any <br />additional modifications required by the City Building Inspector or Fire Marshal. <br />No changes to the evterior of the home, or the lot,will be required in order to <br />convert the property to a duplex. <br />i The home at 162 Minnesota Avenue is presently being used as rental property. <br />However, the owners of the property have experienced difficulty in renting the home <br />for single family use, because of the large size of the building, and the unusual <br />floor plan. <br />The rezoning of the property ct 162 Minnesota Avenue to R-2 classification will <br />not have an adverse impact upon the neighborhood in which the property is located. <br />The property is surrounded on the east, north and west sides by single and mutiple <br />family housing,, and on the south side by vacant land. Approximately one-half block <br />to the east of the property is located apartment and commercial property uses along <br />Rice Street. The use of 162 Minnesota Avenue as a two family residence will not <br />be inconsistent with the character of the neighborhood. <br />
