6 October 1982 <br />PLANNING REPORT <br />CASE NUMBER: 1400-82 <br />APPLICANT: Donald B. Regan <br />LOCATION: North of County Road C, Westerly of <br />Smelling Avenue (see sketch) <br />ACTTON REQUESTED: Approval of Special Use Permit <br />for Bus Terminal Operation <br />PLANNING CONSIDERATIONS: '{ <br />1. The property in question consists of approximately 6.8 acres and was formerly <br />occupied by Mid -America Trucking Company as a motor freight terminal. The <br />land is zoned I-2 within which a motor freight terminal and a bus garage and <br />storage facility are listed as special uses. The applicant indicates he <br />has purchased the property and proposes to utilize a portion of the property <br />for a bus garage and storage facility, and the remainder to continue in use <br />as a motor freight terminal. <br />r. <br />2. The applicant (Mr. Regan) has submitted a site plan, a sketch of the building <br />to be remodeled (in the southwest corner), and a list, of improvements to be <br />made to the facilities. Also enclosed is a co of a statement dated <br />PY <br />31 August 1982 outlining his proposed use and impro <br />vements t stoproperty. ' <br />3. With respect to the structures, the applicant proposes to conduct repairs <br />T <br />on the principal building and paint the exterior of the building in a color <br />compatible with the existing brick face. This smaller structure (60 feet by ?, <br />90 feet) near the southwest corner of this site is proposed to have added <br />a six foot facia around the top and stucco the entire building below the <br />facia. He also intends <br />c e s to add an entrance canopy and paint the interior. <br />With respect to the site, the applicant proposes to remove the existing <br />frontage road between the driveways and replace'it with grass. He proposes. <br />to construct a small parking area for six cars south of the smaller <br />building at the southwest corner. He also proposes to extend the parking <br />area westerly toward the ditch and install drainage devices in accordance <br />with City engineering requirements. He proposes to add curbing only for <br />the entension of the parking area to the west contiguous to the ditch <br />section. <br />4. It would appear that this site would be adequate and work well for the bus <br />terminal operation. As you know, we have been encouraging the applicant to <br />not build a new facility at the Partridge Road site because the site appears <br />to be inadequate for its purpose.
