As pointed out in the preceeding paragraphs, however, the location of the <br />parking facilities is a problem. We suggest that the parking lots both <br />north and south be redefined and set back the required 15 feet as required <br />in the B-3 Zone. This 15 foot setback has been strictly adhered to in all <br />recent development in the City, and applies to all business zones, as you <br />know. This requirement goes back to March of 1959 when the initial <br />Comprehensive Ordinance was adopted. <br />The Ordinance also requires that the parking areas be constructed with a" <br />periphery curb and gutter section. This requirement should apply to the <br />entire parking space on the north side, and at least that portion of the <br />southerly area in line with the front of the structure. <br />representative of the applicant. <br />4. By Ordinance, in the B-3 Zone, this <br />sign ,should be set back a distance of 30 feet from the right-of-way. <br />We, are 'very concerned about the precedence of allowing two pylon signs <br />in front of a business zoned building. A solution discussed with a <br />representative of the applicant could provide for the construction of the <br />new sign which can be up to 100 square feet in area, 30 feet back from the <br />right-of-way on the northerly side of the property.. The existing sign <br />could be moved and placed on the building where an additional sign allowance <br />af;100 square feet is provided for in the Ordinance.. Inasmuch as the Roberts <br />Construction offices are not a retail outlet, it would appear that the <br />t <br />handling of'this,sign in that fashion would not be a hardship. Most offices <br />`in Roseville have no pylon sign at all. In this way, the signing needs can <br />be satisfied without a variance. If a new pylon sign is 100 square feet <br />or less, .and the sign on the building is 100 square feet or less. <br />5. Thus, the options would appear to be one of two: <br />1.'Approve the rezoning and the variance as,requested; or <br />2. Approve the rezoning with the understanding that the parking <br />lots be constructed in conformance with the Ordinance <br />requirements which would include: <br />a. All parking be setback a minimum of 15 feet from the <br />public right-of-way. <br />b.
