i <br />a " <br />2 February 1983 <br />PLANNING REPORT <br />CASE NUMBER: 1414-83 <br />APPLICANT: <br />Carl and Marylou Evers <br />LOCATION: <br />Northeast Corner St. Stephen Street and <br />County Road B <br />ACTION REQUESTED: Division of a Lot <br />PLANNING DERATIONS: <br />1. Carl and Marylou Evers live in their home which is located on the northerl <br />side of a lot which y <br />measures 158 feet of frontage on St. Stephen Street <br />and 185 feet of frontage on County <br />Road B. This property is located <br />directly west of a lot that <br />was recently subdivided (approved by the <br />Planning Commission and Council). That lot <br />recently subdivided and the <br />proposed subdivision is shown on the attached copy the, <br />of section map. <br />At the time.of the division of the land to the west, they did <br />not oppose <br />that subdivision inasmuch as they were prop <br />osing to divide their lot as well. '• They propose <br />to divide their land by creating a 78 foot frontage lot for <br />their existing home, <br />and an 80 foot lot for the new lot to the south. As <br />was done in the case for the land to the <br />` <br />west, ten feet of dedication is <br />required for County Road B. This would reduce the <br />corner lot to a 70 foot <br />width. Given these dimensions, the lot area for the northerly lot (containing <br />the <br />existing house) would be 14,430 square feet (11,000 square feet <br />required). The <br />southerly lot with the 75 foot frontage would have 12,950 <br />square feet (12,500 square feet <br />required). <br />2. Thus, it is apparent that each lot will have land area exceeding the <br />minimum <br />requirements. <br />q For a new platted area, the lot frontage for the <br />interior lot (northerly) would be <br />85 feet and the frontage for the corner <br />lot would be 100 feet. <br />The lots on the remainder of St. Stephen Street are mostly in the 100 foot <br />to 129 foot <br />frontage class. The smallest lot in the area is the recently <br />divided lot at the <br />northwest corner of Fulham and County Road B which has <br />frontage of 85 feet. <br />3. The basic question then becomes whether or not it is more reasonable to <br />retain the lot as is with a frontage of 158 feet (148'feet if ten feet is <br />ultimately acquired for right-of-way) or split the lot as proposed, or some <br />variation thereof. It is the intention of the Evers to deed restrict the <br />lot so that the new home constructed on the property would not extend <br />closer to St. Stephen Street than their existing home. This setback is 58 <br />S v <br />feet. It is physically possible to construct a home on the newly created <br />lot inasmuch as there would be a 30 foot setback off County Road B and a ten <br />foot setback to the north property line, leaving a depth of 30 feet for the <br />1 <br />F4 <br />l <br />t <br />
