With 185 feet of frontage on County Road B, even with the 58 foot <br />5 <br />setback, there is more than adequate room to construct a house with an <br />appropriate length along.County Road B. In effect, the "building envelope" <br />(area within which a home can be constructed without a variance) would be <br />30 feet by 97 feet. The home most affected by the 70 foot frontage on <br />St. Stephen Street would, of course, be the existing Evers home to the <br />`> <br />north. <br />f; <br />4. We have suggested to the Evers that in cases like this the attitude of the <br />people residing in the immediate area is important. We suggested that they <br />talk to these people prior to the hearing so as to inform them of their <br />intent. <br />5. As you are all aware, the City has frequently allowed for the splitting <br />of lots with frontages less than that required by the Subdivision Regulations. <br />In most cases, however, this is based on the concept of having the new lots <br />f <br />reasonably in scale with the lot sizes in the immediate area.
