PAU L, M N 55101 <br />January 11, 1983 <br />Mr. Andre <br />City Manager <br />City of Roseville <br />Roseville, MN 55113 <br />Dear Mr. Andre: <br />The Willmus Company proposes to construct a two-story office <br />building at the northeast corner of its shopping center on north <br />Hamline. The legal description of the entire center is The East <br />623 feet of the North 587 feet of the South 947 of the Northeast <br />quarter of the Southwest quarter of Section 3, Township 29, Range <br />23. The portion of the center that is proposed for the office <br />building and the attendant parking is the East 331 feet of the <br />North 274 feet of the South 947 feet of the Northeast quarter of <br />the Southwest quarter of Section 3, Township 29, Range 23. <br />According to information furnished to me by the planner Ken <br />G. Nordby and Associates, Inc. is that the building area contained <br />24,080 square feet; that code would require 120 parking spaces and <br />121 spaces in fact will be provided; the site area consists of <br />78,912 square feet and the building coverage is 15.3 percent of the <br />entire site. The remaining shopping center site will have 343 <br />parking stalls provided as against 367 stalls required by code, <br />resulting in a shortage of 23 stalls on the combined parking re- <br />quirements. A joint parking agreement will be prepared along the <br />lines of the enclosed form at such time as -the two parcels come <br />into separate ownership. In my opinion'; no such agreement could <br />be drawn at the present time as long as they have a single owner. <br />JED: jw <br />
