occupancy and use proposed. We are concerned, however, that if the
language is adopted as proposed that it opens the door for extensive and
perhaps heavier processing and manufacturing of items that could be
of a deleterious nature and some of the B-1 Zones in the City. As you know,
frequently such B-1 Limited Business, Zones are contiguous to single family
which happens not to be the case in point. However, it would seem
appropr
iate to us to consider some form of limitation on the scope. With,
this objective. in mind, we suggest that added to the use description proposed'
might be the phrase:
"Not exceeding one (1) ton per day per 40,000 square feet
of building area."
Perhaps members of the Planning Commission and Council may wish to question
the.applicants regarding the appropriateness and possible limitations of
such a volume stipulation. In the case of this particular structurer there
is "a loading dock at the rear which could easily accommodate the loading
and unloading of that volume or similar volume of material. Inas
much as
this is to be listed as a Special Use, each proposal brought forth hence on
other limited business properties could be evaluated on an individual basis.
5.. In summary, it would appear that having the Deluxe Check Printers occupy
this structure for a more or less permanent function has some assets to
the City, and to some of its residents who happen to be employees or future
employees of this well-known company. We are only concerned, however, that
some limitation be placed on the scope so as to not leave us open to
exploitation of other B-1 Zoned -property that currently exist or may exist
in the future in the City of Roseville.
6.: T he applicants have submitted pictures of the structure which we have
included here (xeroxed).
"Y"
L i
M
