The exception to this requirement would <br />219 be if the City initiates a street reconstruction project in the area. <br />220 <br />221 C. Funding <br />222 The additional costs of an ÐEnhanced street lightingÑ project shall be assessed to the <br />223 benefiting property owners according to City Assessment Policy. All properties within <br />224 150 feet (Street frontage) of each light shall be considered for assessment. City staff shall <br />225 determine the number and locations of lights that could have been installed under the <br />226 ÐStandard Street LightÑ section of this policy. The maintenance cost for these lights will <br />227 be deducted from the overall project cost. <br />228 <br />229 A summary of the assessable cost shall be as follows: <br />230 <br />231 Cost of installation of enhanced streetlights <br />232 plus Cost of Operation, Maintenance (pro-rated for 25 years) <br />233 plus Administrative costs <br />234 minus ÐStandard Street LightÑ maintenance cost (if applicable) <br />235 = total assessable cost. <br />236 <br />237 Xcel energy provides a 25 year warranty for lights that they install. This is included in the <br />238 CityÓs monthly charge. At the end of this period the City will evaluate the maintenance <br />239 needs for the ÐenhancedÑ areas. A reconstruction project will be considered where the new <br />240 operation and maintenance costs for the next 25 years will be proposed to be assessed to <br />241 the benefiting properties. <br />242 <br />243 VI.V. Development/ Redevelopment Street Lights <br />244 The Developer of any proposed subdivision or redevelopment area, whether residential, <br />245 commercialbusiness or other may elect to install street lights as a part of their overall <br />246 development plans. Approval and implementation shall conform to this policy. <br />247 Developers shall meet the Streetlight Standard District Policy unless they apply to meet <br />248 other district criteria. Installation of public street lights shall be included as part of the <br />249 development agreement. <br />250 <br />251 <br />252 A.
