CONNOR <br />PLAT, Ramsey County, Minnesota, which lies easterly of the northerly extension of the west line <br />of Lot 12, Block 1, said T.M. CONNOR PLAT, and which lies westerly of the following <br />described curve; <br />Commencing at the northwest corner of Lot 12, Block 1, said T.M. CONNOR PLAT; thence on <br />an assumed bearing of North 89 degrees 51 minutes 49 seconds East along the north line of said <br />Block 1 and its easterly extension a distance of 204.38 feet to the most westerly corner of Rose <br />Place as dedicated on the plat of CENTRAL PARK HOMES, Ramsey County, Minnesota and to <br />the point of beginning of the curve to be described; thence northwesterly 31.42 feet along a non- <br />tangential curve, concave to the northeast, having a radius of 60.00 feet, a delta angle of 30 <br />degrees 00 minutes 00 seconds and a chord bearing of North 15 degrees 08 minutes 10 seconds <br />West to the north line of said plat of T.M.
