ATTACHMENT C – PROJECT MANAGEMENT APPLICATION <br />Respondent shall respond to the following. This response is limited to 10 pages. <br /> <br />C1. Project Team & Team Member Experience: (10 POINTS) <br />C1.1. Will be determined from review of responses provided in RFQ. <br /> <br />C2. Project Approach and Work Plan (20 POINTS) <br />C2.1. General Approach: Describe your anticipated approach to this project and provide an <br />example of the documentation you will use to verify the scope of work to establish the <br />GMP. Identify a phasing schedule to most effectively accomplish the work included with <br />minimal interruption of the occupants in adjacent spaces. Discuss how you plan to work <br />around the occupied portions of the site. <br />C2.2. Challenges: Describe any difficulties or challenges your firm foresees in providing services to <br />the City on this project, how you expect to manage those difficulties or challenges, and what <br />assistance will be required from the City for such management. Identify any concerns you <br />noted in your review of the RFP and RFQ documents. <br />C2.3. Services: Describe any special services, product characteristics, or other benefits or <br />advantages that will be afforded to the City in selecting your firm as the Construction <br />Manager for the project. Please include examples of your company’s quality assurance <br />program & constructability methods and experience with ‘Building Information Modeling’ <br />(BIM) on projects submitted as part of your Qualifications Proposal. Include any awards that <br />your firm has received for projects similar to this one. <br />C2.4. Value Engineering: Describe the process by which your firm performs value engineering/life <br />cycle cost analysis in order to achieve an appropriate balance between costs, aesthetics and <br />function over the life of the building. Provide a sample value engineering report, as an <br />attachment, from one of the projects listed in RFQ Attachment D Section 3. In addition, <br />provide a summary for the project to which the report relates, which gives a brief overview <br />of the value engineering effort and includes the total number of items presented, total <br />estimated dollar value of the recommendations, total number of items accepted, and total <br />estimated corresponding value of the accepted items. <br />C2.5. Cost Model / Estimates: Provide the cost model format used on one of the projects <br />identified in your Qualifications Proposal and describe how this cost model was developed, <br />the timing of its updates during design and how the final construction cost compared to this <br />cost model. Provide the cost model to be used on this project, as an attachment. <br />C2.6. Request for Information (RFI): Describe your firm's process and any software programs used <br />to issue RFIs and the approach used to ensure the timeliness of the response from the <br />design professional. Also provide two examples of applicable logs, as an attachment, as well <br />as the software program used for two of the projects you identified in your Qualifications <br />Proposal. <br />C2.7. Shop Drawings and Submittals: Describe your firm’s process and any software used to <br />process shop drawings and submittals. Also provide two examples of applicable logs used <br />for two of the projects you identified in your Qualifications Proposal. <br />C2.8. Subcontracting: The City must use a subcontractor selection process in accordance with <br />Minnesota Statutes, Section 471.463, subd. 5(b). Describe your approach and methodology <br />for prequalifying subcontractors and how you will incorporate the legal requirements into <br />the process. Also, outline your subcontractor management plan.
