<br />.2. <br /> <br />5) That all facilities relating to public utilities on the <br />site, both exis ting and as requi red in the future resul ting <br />from storm drainage construction, be provided with easements <br />for access, construction, operation and maintenance as <br />approved by the Ci ty . In addi tion reasonable access shall <br />be provided to the city property for city personnel to <br />undertake its improvements and maintenance of the site. <br /> <br />6) That the owner agrees to provide easement access and build <br />tunnel, subject to City's design approval, to accoJml1Odate <br />sanitary sewer and other utilities under the owner's structures. <br /> <br />7) That the surface drainage control device located directly south <br />of Langdon Lake shall be located wi thin 20 feet of the north <br />line of owner's property and be maintained by the owner. <br /> <br />8) That benns be 11mi ted to those areas containing Ii ttle <br />existing tree growth and done as per the plans at the time <br />of the development of Phase I with the owner depositing any <br />excess fill on the adj acent ci ty park as directed by the City. <br /> <br />9) That all runoff and pollution control devices servicing solely <br />his development shall be maintained by the owner. <br /> <br />10) That except for activities eminating off the owner's property <br />and beyond the owner's control; all drains, ponding areas, <br />and pollution control devices which are not properly maintained <br />by the owner; may be maintained by the City and the costs <br />borne by the owner. <br /> <br />11) That outdoor and building lighting shall be designed and <br />built so as to have no direct source of light visible from <br />neighboring residential areas. Plans for such lighting shall <br />be subject to review and approval of the City. <br /> <br />12) That the owner shall post a perfonnance bond at the beginning <br />of each of the phases in the amount of l~ times the estimated <br />costs of the development of grading, surfacing, storm water <br />management, utili ties, berming, and lighting. <br /> <br />13) That the owner agrees to support the decision to ultimately <br />remove County Road C-2 as it passes through Langdon Lake. <br /> <br />14) That the owner agrees to support and be a part of the area <br />to be included in a study of the drainage and storm water <br />management in the Langton Lake drainage basin. Such study <br />shall include complete analysis of storm water and pollutant <br />environmental impacts on Langdon Lake, and its drainage <br />basin. Such study shall be done and effectuated through the <br />taxing and assessment powers of the appropriate government <br />agencies including, but not limited to the City of Roseville. <br /> <br />15) That the owner agrees to conform to all requirements of the <br />~loreline Zoning Ordinance and agrees to support the ultimate <br />storm water and pollution control devices as may be effected <br />
