That a storm sewer study be done to determine if <br />the existing storm sewer on Lexington Avenue can <br />handle the additional run-off. <br /> <br />4. That all curb cuts must be done per Roseville's <br />standards. <br /> <br />5. That all utility placement must meet Roseville <br />standards. Those utilities proposed to be turned <br />over to the City for maintenance and ownership <br />require a one year maintenance warranty. A <br />utility easement would be required to cover those <br />utilities proposed to be given to the City. <br /> <br />6. That the connections to the existing sewer and <br />water mains on the Grandview side of the property <br />must meet Roseville standards. The street must be <br />replaced per Roseville standards. <br /> <br />7. Three of the five legs of new water main to the <br />south of Lovell street are dead-end lines without <br />hydrants on them. They need to be connected to <br />the legs east or west of them to provide better <br />water standards, or hydrants need to be added to <br />the ends of the lines. Water lines that are not <br />dead-end lines provide better water quality and <br />pressure. <br /> <br />8. That new driveway openings must meet Roseville <br />standards. <br /> <br />9. There is no landscaping plans with the file. <br /> <br />10. The roadway system shown on the plan scales 20 to <br />21 feet in width. The roads need to be not less <br />than 24 feet in width. The existing roadway at <br />Lexington Avenue is 32 feet in width at this time. <br /> <br />11. That the landscape plan be amended and approved by <br />city staff to increase use of conifers and to <br />provide a better buffer from Highway 36. <br /> <br />12. That City staff review the traffic study and <br />confirm the numbers used. <br /> <br />13. That the applicant provide written assurance and <br />work with property owners across Grandview and <br />City staff to minimize impact of the driveway <br />entrance by installing a minimum 4-1/2 percent <br />grade driveway and, if necessary, installing <br />conifers for screening of headlights. <br /> <br />Page 4 <br />
