That there be proof of park (in the form of cash <br />or land as determined by the city) in case storm <br />water run-off prevents use of park as contemplated. <br /> <br />10. That staff work with the developer to provide <br />proper screening and landscape buffers between <br />development and existing development. <br /> <br />11. That relevant portions of deed covenants be <br />incorporated into PUD agreements to ensure proper <br />maintenance and architectural control. <br /> <br />12. That the monument sign, townhome design, and <br />storm water solution design be reviewed at the <br />April 12, 1995 Planning Commission meeting. <br /> <br />Roll Call, Ayes: <br />and V. Johnson, Mastel, Goedeke, <br />Nays: None. <br /> <br />Goedeke moved, Mastel seconded, that the Subdivision <br />Agreement between the City of Roseville and <br />Independent School District 623 be approved with the <br />following conditions, subject to document review by <br />the city Attorney, approval by the City Manager, and <br />signature by the Mayor: <br /> <br />1. That all wetlands be platted as out lots and <br />deeded to the City, and easements shall be <br />provided for the maintenance of all NURP basins <br />and drainage improvements. <br /> <br />2. That trail connections be provided to the <br />neighborhood park from the proposed sidewalk along <br />the main through street in the development, and to <br />provide access to the Judith Avenue neighborhood. <br />These trails shall be dedicated on the plat as <br />pedestrian rights-of-way and the specific <br />locations and design shall be determined in <br />cooperation with the Parks Commission and staff. <br /> <br />3. The proposed cul-de-sacs in the townhome areas <br />shall be 28 foot streets located with 60 foot <br />rights-of-way. The cul-de-sacs shall be modified <br />to a "tear drop shape" to facilitate maintenance <br />and be located on 120 foot wide rights-of-way. <br /> <br />4.
