<br />CITY OF ROSEVILLE <br />AN ORDINANCE NO. 1013 <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />AN ORDINANCE AMENDING THE CITY CODE OF THE CITY OF ROSEVILLE <br />BY ADDING A NEW DISTRICT ENTITLED OFFICE PARK DISTRICT B-6. <br /> <br />The City Council of the City of Roseville does hereby <br /> <br />ordain: <br /> <br />I. <br />The City Code of the City of Roseville is amended by <br />adding new Sections 8.470, 8.480 and 8.490. <br />8.470. Permitted uses in Office Park Districts. Permitted <br />uses In B-6 District area: <br />1) Office, business and professional. <br />2) Medical and dental clinics. <br />3) Hotel and motel. <br />4) Hospital. <br />5) Research, design and development. <br />6) Bank and financial institutions. <br /> <br />8.480. Uses by Special Permit in Office Park Districts. <br />Uses by special permit in B-6 Districts are: <br />1) Health clubs if ancillary to a permitted use. <br />2) Restaurant if ancillary to a permitted use. <br />3) Retail sales if ancillary to a permitted use. <br />4) Daycare centers if ancillary to a permitted use. <br /> <br />8.490. Special Minimum Requirements for B-6 Districts. <br /> <br />The following minimum requirements shall apply in all B-6 Districts: <br /> <br />1) No maximum floor area ratio is required. A <br />minimum floor area ratio shall be .5 achievable <br />in stages through review of Special Use Permit <br />for site plan approval. <br /> <br />2) Front yard setback shall be thirty (30) feet, <br />except when the lot fronts on a service road <br />adjacent to a major arterial roadway and the <br />land use across said arterial is residential. <br />In such cases, the minimum front yard setback <br />shall be one hundred (100) feet, except the <br />front yard setback for parking shall be a minimum <br />of twenty (20) feet. <br />
