<br />(40) feet in height shall have front lots <br />not less than one-half (1/2) of the height <br />of the building and side and rear yard set- <br />backs of not less than one-fourth (1/4) of <br />the height of the building. <br /> <br />7) Three percent (3%) of the surface area of <br />land within a parking area shall be land- <br />scaped with grass and shrubbery or other <br />approved ground cover. <br /> <br />8) Parking areas and drives shall have poured- <br />in-place concrete curbing. <br /> <br />9) Site plans for all developments shall require <br />Special Use Permits prior to the issuance <br />of building permits. At least the following <br />information shall be submitted for review: <br /> <br />(a) Site development plan. <br /> <br />(b) Building plans, including building <br />elevations, indicating mass, building <br />materials, and color of all exterior <br />surfaces, including all materials <br />proposed to meet the screening require- <br />ments of this Ordinance. <br /> <br />(c) Landscaping plans, including the <br />number, species, and size of all <br />plantings. <br /> <br />(d) Grading, drainage, and utility plans. <br /> <br />10) Garages, accessory structures, screen walls, and <br />exposed areas of retaining walls shall be of a <br />similar type, quality, and appearance as the <br />principal structure. <br /> <br />11) The ground level view of all roof-top utilities <br />shall be completely screened from contiguous <br />properties and adjacent streets, or designed to <br />be compatible with the architectural treatment <br />of the principal structure. <br /> <br />12) There shall be no outdoor storage of either <br />materials or products. <br />
