<br />~z ~ 1 <br /> <br />6-26 Except where a cement slab is used, every building hereafter erected <br />shall have either a basement or an excavated space under the entire <br />first floor at least three (3) feet in depth or such building shall <br />be elevated above the ground so that there shall be a clear air space <br />of at least two (2) feet between the top of the ground and the bottom <br />of the .n66r joists. Such space shall in aU cases be enclosed but <br />provided with ample ventilation and properly drained. <br /> <br />6-26A Mas Gnry 'walls exceeding forty (40) feet non-supported length are to <br />be increased four (4) inches in thickness over the entire length or <br />reinforced with buttresses spaced not less than twelve (12) feet on <br />centers and projecting not less than four (4) inches f~ inside <br />face qf wall. <br /> <br />6-27 In all cases, where basements are constructed in ground which contains <br />water, suitable provisions shall be made to properly carry off the <br />moisture from such soil. <br /> <br />6-28 At least two (2) foundation wall vents, having a total effective area <br />of one (1) square foof for each fifteen (1$) lineal feet of exterior <br />wall, shall be constructed in each basementless space. Vents shall <br />be covered with 1/8 inch mesh non-corrodible screening. This vent- <br />ing shall not be required when basementless space is open to a ven- <br />tilated basement. <br /> <br />6-29 Basement or cellar floor slabs shall be not less than three (3) inches <br />thick if finished monolithic concrete; otherwise three (3) inches of <br />concrete base and one (1) inch of concrete topping shall be required. <br /> <br />6-30 Wood posts in basements shall bear upon a concrete base which shall <br />extend not less than four (4) inches above the finished floor and shall <br />,rest on a footing. The top of such posts shall be securely fastened <br />to a girder. <br /> <br />6-31 Beam filling shall be required. around all exterior openings in masonry, <br />veneer walls and at all intersections of wood and masonry. <br /> <br />6-32 Basements shall be provided with means of light and ventilation. Win- <br />dows used for this purpose shall bave a total area Qf not less than <br />two (2) per cent of the floor area. <br /> <br />6-33 An access opening of not less than_sixteen (16) inches by twenty-four <br />(24) inches shall be provided for each basementless space under wood <br />or metal floor construction. <br /> <br />6-34 A garage not exceeding 7$0 square feet in area may be attached to or <br />form a part of a residence building or a business building if separated <br />from other occupancies by wall~, partitions and ceilings of Uaterials <br />to restrict passage of gases, smoke and odor from the garage to other <br />parts of the building. <br />Materials and construction provided for this purpose shall be at least <br />equivalent in fire resistance and gas tightness to one (1) inch tongue <br />and groove wooden boards, on garage side of supporting studs, free of <br />know holes, with gypsum wall boards not less than three-eights (3/8) <br />:Lnch in thickness nailed through the wooden boards into the studs and <br />ratters, using two two (2) inch nails, and with four (4) inch strips <br />of gypsum wall board similarlynailed over all butting joints of the <br /> <br />-28- <br />
