<br />(c) Existing topographic and drainage features and <br />vegetative cover on the site. <br />(d) The location of the site with respect to flood plains <br />and floodways of rivers or streams. <br />(e) The erosion potential of the site based upon degree <br />and direction of slope, soil type and vegetative cover. <br />(0 The location of the site with respect to existing or <br />future access roads. <br />(g) The desirability of the proposed use for a <br />shoreland location. <br />(h) Its compatibility with uses on adjacent land. <br />(i) The amount of liquid wastes to be generated and <br />the adequacy of the proposed disposal systems. <br />(j) Retention of natural features such as: <br /> <br />(1) Acquatic life <br />(2) Wildlife habitat <br />(3) Vegetative cover <br />(4) Tree growth <br />(5) Terrain qualities <br /> <br />93.190. Conditions Attached to Conditonal Use <br />Permits. Upon consideration of the factors listed above, the City <br />Council may attach such conditions, in addition to those required <br />elsewhere in this Chapter, that it deems necessary in furthering <br />the purposes of this Chapter. Violation of any of those conditions <br />shall be deemed a violation of this Chapter. Such conditions may <br />include specifications for, without limitation because of specific <br />enumeration: type of shore cover; increased setbacks and yards; <br />specified sewage disposal and water supply facilities; landscaping <br />and planting screens, ba sed on known conditions on the site; <br />period of operation; operational control; sureties; deed restrictions; <br />location of piers, docks, parking and signs; type of construction <br />or any other requirements necessary to fulfill the purpose and intent <br />of this Chapter. <br /> <br />In order to secure information upon which to base its <br />determination, the City Council may require the applicant to furnish, <br />in addition to the information required for a permit, the follOWing <br />information: <br /> <br />(a) A plan of the area shOWing contours, soil types, <br />high water mark, groundwater conditions, bedrock, slope and <br />vegetative cover. <br /> <br />(b) Location of building s, parking area s, traffic <br />access, driveways, walkways, piers, open spaces and land- <br />scaping. <br /> <br />-10- <br />
