Zoning Provisions. The following pro- <br />VISIOns shall apply to all plats and development contiguous to <br />public waters as defined and are hereby designated by land use <br />districts as set forth within the Official Zoning Code and Zoning <br />Map of the City of Ro seville, Minne sota . <br /> <br />93.100. Residential Districts. Requirements for <br />all "R" Residential Districts shall be as per Section 7 . 00 <br />Residence District of the official Zoning Code except for the <br />following requirements: <br /> <br />(1) "R-l, R-2, R-3A" Residence Districts: <br /> <br />(a) Minimum lot area - l2, 500 square feet <br />(b) Minimum lot width - 100 feet <br />(c) All structures, except boat houses, piers <br />and docks shall be set back from the <br />normal high water line 75 feet. <br /> <br />(2) "R-4, R-5, R-6" Re sidence Districts: <br /> <br />(a) Minimum lot area - l5, 000 square feet <br />(b) Minimum lot width - 100 feet <br />(c) All structures, except boat houses, piers <br />and docks shall be set back from the <br />normal high water line 75 feet. <br /> <br />(3) "R-7" Residence Districts: <br /> <br />(a) Minimum lot area - 30,000 square feet <br />(b) Minimum lot width - 150 feet <br />(c) All structures, except boat houses, piers <br />and docks shall be set back from the <br />normal high water line 75 feet. <br /> <br />(4) Set Backs in Residential Districts. Notwith- <br />standing the above, where four or more <br />principal structures are within 300 feet <br />contiguous to the left or the right of the <br />structure in question, the average set <br />back of said structures shall apply but <br />in no ca,se shall said set back be less <br />than 35 f set nor more than l25 feet. <br /> <br />-5- <br />
