<br />4) Garbage, waste and trash disposal must be <br />approved by the City and must conform to all State and <br />Local health and pollution control regulations. <br /> <br />5) The owner of a mobile home park shall pay all <br />required sewer and utility connection fees to the City. <br /> <br />17.250. Internal Roads and Streets. All internal roads <br />and streets shall meet the following minimum requirements: <br /> <br />1) Roads and streets shall be hard surfaced and <br />bituminous or concrete to accommodate five (5) ton load <br />limits as approved by the City. <br /> <br />2) All roads shall have a hard surfaced (mountable, <br />roll type) curb and gutter approved by the City. <br /> <br />3) All roads and streets shall be developed with <br />a roadbed of not less than 24 feet. Ancillary parking <br />on one side may be allowed except at parking area entrances <br />if the street width is at least 32 feet side. <br /> <br />4) State and local traffic laws shall govern the <br />operation of motor vehicles upon all roads and streets <br />in a mobile home park. <br /> <br />17.260. Sidewalks. A three (3) foot, six (6) inch, <br />concrete sidewalk shall be built and maintained by <br />the owner providing access to all mobile homes, recreational <br />areas, common use buildings, storage areas, and to <br />the public street access. <br /> <br />17.270. Lighting. Artificial lights shall be maintained <br />during all hours of darkness in all buildings provided <br />for common facilities of occupant's use. The mobile <br />home park grounds, street, and pedestrian areas shall <br />be lighted from sunset to sunrise in accordance with a <br />lighting plan approved by the City. <br /> <br />17.280. Recreation Areas, All mobile home parks shall <br />have one or more recreational areas which shall be easily <br />accessible to all park residents. Recreational areas <br />shall be so located so as to be free of traffic hazards <br />and should, where the topography permits, be centrally <br />located. The size of such recreational area shall be <br />a minimum of 10% of the land area of the mobile home <br />park. All equipment installed in such area shall be <br />owned and maintained by the owner or operator of the <br />mobile home park, at his expense. <br />
