Minutes of the Roseville Planning Commission
Meeting of January 2, 1963
8:00 p.m. to 11:20 p.m.

Acting Chairman Grauel called the meeting to order. Commissioners Grauel, Jonason,
Motl, Soike and Swanson were present. Planner Dahlgren was also present.
Commissioner Membrez and Engineer Soutter were absent.

File No. 117 - Preliminary plat of Ed Bossard Addition No.4 located east of
Fairview Avenue just south of Brimhall School.

Ed Bossard, 1040 Roma Avenue, attended the meeting. Howard Dahlgren proposed an
alternate plat which had a total development of 53 residential lots. The plat has two
cui de sacs, a good street pattern and a 15 foot wide pedestrian walkway 155 feet long.
It appeared on the sketch that two more lots could be platted if the lot lines on the
cuI de sacs were rearranged. The Commission proposed to accept the plat although some
of the lots were slightly under-sized. Mr. Bossard will revise the plat and have it
checked by Howard Dahlgren in order that it can be considered by the Village Council at
its January 14, 1962.

Grauel Moved, Soike Seconded, that we recommend that the Village Council approve the
preliminary plat of Ed Bossard Addition No.4 subject to revision of the plat in accord-
ance with plan attached to the file marked "Midwest Planning and Research Plan No, 1".
Carried unanimously.

Secretary's note: Bossard could not rearrange the lot lines on the cuI de sacs to
accommodate platting of two more lots. He met with Dahlgren on January 10, 1963, and
had Dahlgren sketch a revised plan which would accommodate development of 56 residential
lots, one more than the original plat. A copy of the revised plan together with a copy
of Dahlgren's report was sent to the Commission members. The Planning Commission
members were polled by telephone and it was unanimously agreed to recommend to the
Council approval of the revised plan.

File No. 124 - Application submitted by Victor E. Gregorson to subdivide three lots
described by metes and bounds description located near the intersections of Skillman and
Snelling Avenues. Mr. Gregorson did not attend the meeting.

Soike Moved, Jonason Seconded, that the application submitted by Victor E. Gregorson for
subdivision of lots be continued until the next meeting, and that the secretary arrange
for a meeting with Messers Dahlgren and Gregorson in an effort to resolve some questions
concerning platting the property. Carried unanimously.

File No. 125 - Application submitted by Zenith Oil Company for a special use permit to
construct a service station in the southwest corner of County Road C and Cleveland
Avenue.

The plot plan of the proposed service station does not conform with the requirements of
the zoning ordinance.
