<br />Minutes of Roseville Planning Commission Meeting <br /> <br />March 6, 1963 <br /> <br />8:00 P.M. to 10:30 P.M. <br /> <br />Chairman Jonason called the meeting to order. <br />Membrez, Motl, Soike and Swanson were present. <br />Dahlgren and Engineer Hanson were also present. <br /> <br />Commissioners Grauel, Jonason, Lund, <br />Councilman Kustermann, Planner <br /> <br />File No. 125 - Application submitted by Zenith Oil Company for a special use permit <br />to construct a retail service station on land in an I-I District. Mr. Freidman did <br />not attend the meeting. The proposed plat plan does not comply with various aspects <br />of the zoning ordinance. Several attempts have been made without success to arrange <br />for a meeting between Zenith Oil Company and the Planning Consultant to discuss these <br />changes. <br /> <br />Membrez moved, Grauel seconded, that we recommend to the Village Council that the <br />application submitted by Zenith Oil Company be denied inasmuch as they have not <br />attended the Planning Commission meetings or made an effort to meet with the Planning <br />Consultant to discuss the proposed changes. Carried unanimously, <br /> <br />File No. 130 - Application submitted by Kenneth M. Reinhardt requesting approval of <br />preliminary plat of Reinhardt Addition located at the intersection of County Road B2 <br />and Dale Street. <br /> <br />~1embrez moved, Soike seconded, that the preliminary plat of Reinhardt Addition be <br />continued until the next meeting so the preliminary plat on rezoning of land can be <br />considered at the same time. Carried unanimously, <br /> <br />File No. 131 - Application submitted by Garley Construction Company for a special use <br />permit to build an apartment building on land zoned B-1 and variance in land density <br />requirements. Calvin Garley attended the meeting. <br /> <br />Motl moved, Grauel seconded, that we approve the special use permit for Garley <br />Construction Company as requested. The motion was defeated. Grauel, Jonason and <br />Motl voting Aye - Lund, Membrez, Soike and Swanson voting Nay, <br /> <br />Swanson moved, Motl seconded, that we recommend that Garley Construction Company <br />consider building a 10 unit apartment on the property. Motion carried: Membrez and <br />Soike voted against the motion on the basis that the 10 unit building would be 423 <br />square feet short of meeting the density requirements or 42,3 square feet per unit. <br /> <br />Lund moved, Grauel seconded, that we further recommend that public notices of the <br />Council's meeting be sent to the adjoining property owners advising them of what is <br />proposed for the property. Carried unanimously. <br /> <br />File No. 45 - Leon O. Lillehaugen attended the meeting in support of the preliminary <br />plat of Porte Park Plat No. 2 and petition to vacate that portion of Fernwood Street <br />lying between Brooks and Sextant Avenues. <br />
