Carried unanimously. <br /> <br />File No. l71 - Zimmerman Realty property = Special use permit and density variance. <br />Mr. Bob Blomberg requested a special use permit for the construction of 72 one <br />bedroom units and 90 two bedroom units, a total of 162 living units in 9 bUildings. <br />A special use permit is required in the B-1 zoning on this property, so zoned. He <br />also requested a variance of the density which is 11.666 square feet less than the <br />ordinance requires. The architect, Tom Van Hausen presented the plans, location of <br />buildings, street pattern, etc. Mr. and Mrs. Ted Stahl, 1426 County Road B, <br />expressed concern about the traffic on County Road B. They were not opposed to this <br />development. They were only asking relief on this traffic. Bill Elling, the owner <br />of the land to the East was in favor of the proposed p1anso Soike Moved~ Mot1 seconded, <br />that we recommend the approval of the design of the planned residential units as pre- <br />sented and that the special use permit be granted. Also that the 11.666 foot density <br />variance be allowed, all this on the condition that Commerce Street as shown on the <br />plans be dedicated. Carried unanimously. <br /> <br />File No. 77 - Inclusion of Motor Freight Terminal in 1-1 district. The consensus of <br />opinion of the Planning Commission allowing truck terminals in I-I under special use <br />permit would be inappropriate because of the poor tax base this industry creates. <br />Most of the balance of the areas zoned 1=1 should be developed with more desirable <br />industries. Soike moved, Sigford seconded, that the existing ordinance 402, Section <br />10.290 excluding Truck Terminals in 1=1 classification remain unchanged. Carried <br />unanimously. Ordinance 408, Section 10.275, regulating screening in the industrial <br />zoned areas - Motl moved, Nelson seconded, that we postpone consideration of this <br />until our next regular meeting.
