<br />Minutes <br />Roseville Planning Commission <br />Regular Meeting = August So 1964 <br /> <br />In the absence of Chairman Nelsons Membrez called the meeting to order at 1:40 P.Mo <br />Members present: Soike, Motlo Lunds Andersonc and Membrezo Absent: Sigford and <br />Nelsono Trustee Grauel>> Consultant Dahlgren and Engineer Soutter were also presento <br /> <br />Motl moved>> Soike secondedo that minutes of the July 19 19640 meeting be approved <br />as submittedo Carried by unanimous voteo <br /> <br />File 64=209 = Mro Dean Haes who petitioned to divide one large lot into 3 lots on <br />Heinel Drive was presento His request was a reasonable onee the 3 proposed lots <br />meet the minimum requiremento Upon questioning Mro Haes about the "metes and bounds" <br />legal description>> it was suggested that the subject property be platted instead. <br />Mro Haes did not object to do ito It was finally moved by Soikec seconded by Lund <br />that the request be recommended to the Council on the conditiono howevero that these <br />lots are platted rather than "metes and bounds" descriptiono Carried by unanimous <br />vote. <br /> <br />File 64=213 = Mr. Eo Bo Olsono 3066 North Fairview Avenue was present to request <br />that a lot he ownso which extends from Fairview Avenue to Wheeler Avenueo be split <br />into 2 lotso one facing Fairview Avenues the other facing Wheelero This request <br />seemed re~sonable except that his proposal allowed only 130 feet in depth of the lot <br />facing Wheeler Avenueo He stated that he wanted to keep 10 feet beyond an existing <br />fenceway in the rear of his. home 0 He agreed that the lot should be at least 135 feeto <br />Soike movedo Motl secondedo to recommend that his request be granted9 subjecto howevery <br />that the east lot be 135 feet in depth and that 30 feet be dedicated to widen Wheeler <br />Avenue and 10 feet to widen Fairview Avenue. Carried by unanimous voteo <br /> <br />File 64=214 = Mr. Terry Damsgardo 434 West County Road B=2cqW'ns a tract of land with <br />a frontage of 326071 feet on County Road B=2 and he requested that this tract be <br />divided into 4 lots. This request being reasonable and the petitioner agreeing to <br />plat these 4 lots rather than "metes and bounds" description i Soike movedD Anderson <br />secondedo to recommend the approval of this request on the conditione howeverD that <br />the property be platted and that 10 feet be dedicated for future widening of County <br />Road B=20 Carried by unanimous voteo <br /> <br />File 64=210 = Paul Baber requested a variance on the rear yard setback for a garage <br />h~ proposed to build on this property on Hamline AvenueD just north of Larpenteur Aveo <br />Motl movedo seconded by Lund that a variance of 5 feet instead of 10 feet be recommended <br />on the condition that the proposed building be finished with brick on the north and west <br />side of the building and that Mro Baber submit a new plat plan to the Council and <br />Building Inspector~ showing the location of the building and the parkingo Carried by <br />unanimous vote. <br /> <br />File 64=190 = Sheehy rezoningg 3105 North Lexington Avenueo This request had been <br />reviewed by the Planning Commission at recent meetings and at our June meeting it was <br />recommended that the zoning be approved under certain conditions such as dedicating <br />15 more feet to widen County Road D and pay the cost of gradingo also eliminate the <br />drive way for access off Lexington Avenueo It was learned that the petitionerUs <br />building plans submitted to the Building Inspector were for a larger building than <br />those considered by the Planning Commission when the above recommendations Were madeo <br />The new plans for this larger building requires a variance to setback on Lexington <br />Avenue and does not conform to previous recommendations. Soike movedo seconded by Anderson <br />that consideration of their new request be postponed until such time the County Board <br />resolves their plan of acquiring the subject property to enlarge Josephine Park~ and <br />
