<br />-3- <br /> <br />File 64-242 - Minnesota Entertainment - Rezoning and Special Use Permit, Rose <br />Theatre, Snelling Avenue and County Road C. Mr. Martin Lebedoff, Henry Greene <br />owners, Joe Glotter, architect and Norman Elsen, builder, presented a plan of <br />their operation at this site. The property on which they now operate is zoned <br />8-1. The operation of this theatre requires B-3 zoning; therefore, they are in <br />a non-conforming use. Their petition is to rezone the property to a B-3 classi- <br />fication plus additional land required to expand the operation. The request is <br />also for a special use permit which is required to conform with the ordinance 0 <br />They own 36 acres of which 21 acres will be needed for their new operation. A <br />strip of 200 feet along Pascal Avenue and 200 feet on the north end of the property <br />will remain single family residence. <br /> <br />Mr. Dahlgren pointed out the Highway Department is very much involved in the <br />interchange for County Road C and Snelling Avenue. He suggested that the petitioners <br />should clear some of the problems of traffic with the Highway Department. Membrez <br />moved, Soike seconded, to layover the matter to the next meeting December 2nd, <br />to give the owners an opportunity to take up this traffic situation with the <br />highway department. Motion carried by unanimous voteo <br /> <br />File 64-243 - Don Olson, 2940 Highcrest, front yard setback variance. Mr. Olson <br />wants to build a 4 plex on this lot. It appears the development is too large for <br />the size of the lot. Mr. Nyles Christianson, 2528 Millwood, presented a petition <br />of nine signers opposing the granting of this variance. It was moved by Anderson, <br />seconded by Nelson to recommend that a variance be denied.
