The petition <br />for this rezoning did not conform with the proposed plans submitted by Mr. Lien <br />and Mr. Rahn. The petition called for the construction of "Town Houses". The <br />proposed plans showed apartment buildingso Furthermore, their legal description of <br />the property did not conform with the lots to be rezoned. f.1r. Lien also mentioned <br />that a road will have to be vacated. HoweverD no request by petition was submitted <br />for this vacation. This whole matter was so incomplete~ Soike movedj) Anderson <br />seconded. to layover this request to the next regular meeting December 2ndD and <br />instruct the petitioner to complete his petitions as required in the ordinance. <br />Carried by a unanimous vote. <br /> <br />File 64-225 - Chandler-Wilbert Vault rezoningD Hamline and Highway #36. This matter <br />had been postponed previously to give Mr. Chandler an opportunity to prepare more <br />complete plans for the use of the property to be rezoned. He was to have his plans <br />ready for this meeting; howeverjl Mr. Chandler did not appear. Many residents opposing <br />this rezoning were present and expressed disappointment and lack of courtesy on the <br />part of Mr. Chandler not showing up. The Planning Commission suggested that the matter <br />be again laid over for another month and request Mro Chandler to attend the meeting <br />with his plans. It was the general <br />opinion that this preliminary plat was well designedo All the lots were larger <br />than the minimum sizes specified in the ordinancej) the street pattern with two <br />cul-de-sacs is desirableD etco It was, thereforeD moved by Soikej) secondedj) by Sigford <br />that we recommend the approval of the proposed preliminary plat as shown 0 Carried by <br />a unanimous vote. <br /> <br />File 64-241 - Arthur Gluek for Colonial Furniture rezoning from B-1 to B~2D property <br />on Highway 36 between Fairview and Clevelando Mro ParrantoD Mr. Gluek and Mr. Dahlstrom <br />spoke for this rezoning of 2 acres to allow the construction of a furniture store <br />valued at approximately $200,000 including the land. The rear and side walls to be <br />constructed of cement blocks with loading and unloading in the rearo They stressed <br />the importance of getting a decision as soon as possible. Mr. Dahlstrom indicated <br />that the state highway will want the property on Snelling Avenue where they now operate <br />a furniture business and he must have some assurance from Roseville that they will <br />approve this site for retail business. <br /> <br />The Planning Commission was not opposed to a furniture store as such but it was feared <br />if the rezoning to B-2 was granted that other retailers of all kinds may apply for a <br />similar rezoning for such type of retailing not very desirable for this location ~ <br />in orther words it would establish a precedent and would be difficult to control the <br />expansion of a retail strip along Highway 360 Mro Bill CurtisD property owner on the <br />south side of the highwaYjl was strongly opposed to the granting of this request and <br />requested that the matter be laid over 30 days for further study. It was finally <br />moved by Membrez and seconded by Soike that the matter be laid over to the next regular <br />meeting on December 2nd. Motion carried by a unanimous voteo <br />
