<br />Regular Meeting, Ros.ville Planning Commission <br />Wednesday, May 5, 1965 - 7:30 P.M. <br /> <br />Members present: James Nelson, Anderson, Linebarger, Remsburg, L. O. Nelsonp <br />Membrez. Also Dahlgren, Village Planner; Grauel, Trustee and <br />Odland, Public Works Director <br /> <br />Anderson moved, Remsburg Seconded, to approve the minutes of the regular meeting of <br />April 7, and the minutes of the special meeting of April 19, as submitted. Motion <br />passed by a unanimous vote. <br /> <br />File 257-65 <br />and <br />File 254-65 <br /> <br />File 267-65 <br /> <br />Fi Ie 266-65 <br /> <br />Vacation of the north side of T turn-around at east end of Transit <br />Avenue and approval of preliminary plat on Transit, east of Dale Street <br />for E. W. Stenger. On motion by Jim Nelson, seconded by Linebarger, <br />that we recommend the approval of vacating the north half of the T <br />turn-around 30 IX 30 I at the east end of Transit Avenue, on the condition <br />that the owner dedicate sufficient land to. provide a regular circular <br />cul-de-sac. Motion passed by a unanimous vote. <br /> <br />Anderson moved, Linebarger seconded, to approve the preliminary plat <br />of some lots north of Transit Avenue, east of Dale Street on the condition <br />that the owner tears down, as proposed by him, throuab his son-in-law, the <br />old buildings, sheds, barn, etc. situated on lots 1 to 5, inclusive. <br />Motion passed by a unanimous vote. <br /> <br />Approval of variance to sign setback and sign area requested by Colonial <br />Furniture Store for the recently acquired property known as the Village <br />Liquor Lounge on Snelling Avenue south of County Road C-2. <br /> <br />Mr. Dahlstrom, owner of Colonial Furniture Store, stated it was <br />important to have a larger sign than the maximum allowed in the ordinance <br />and that he wanted to use part of the existing sign of the liquor lounge. <br />After due consideration, Lin.barger moved, Remsburg seconded, to approve <br />the variances; namely: 1) Set-back 15 feet instead of 30 feet and 2) <br />Surface 232 square feet instead of 200 feet allowed for buildings of <br />13,000 square feet. <br />Motion passed by a unanimous vote. <br /> <br />Hart Motor Freight - Request of rezoning from R-I to 1-1 of property <br />west of Cleveland between Highway 36 and Terminal Road. <br /> <br />Mr. Hart stated he had no definite plans for the use of this property. <br />He just 'wanted it zon.d because there is no demand for R-l classified <br />property in this location. A large group of property owners residing south <br />of subject property was present to oppose this request. Mr. Ewing, 2171 <br />West Highway 36, spdkesman for the group agreed that some form of develop- <br />ment other than single family homes is reasonable, however, at present no <br />one could suggest the best use of the subject property. The group of <br />property owners requested a little more time to analyze this rezoning. <br />It was, therefore, moved by Linebarger, seconded by Nelson to continue the <br />public hearing on this matter at the next regular meeting of the Commission <br />on June 2, 1965. Motion passed by a unanimous vote. <br />
